1441 Capital is a real estate advisory and investment firm based in Rahway, New Jersey. We specialize in pre-foreclosure strategy, sheriff sale defense, probate resolution, and distressed property solutions. Our team has navigated hundreds of complex deals across Essex, Union, Hudson, and Middlesex counties. We know the NJ foreclosure timeline inside out — and we use that knowledge to protect families, not exploit them.
Behind on payments? We negotiate directly with your lender to reduce what you owe, restructure your loan, or buy you time before a sale is scheduled. Our goal is to keep you in your home whenever possible.
Sheriff Sale Intervention
If your property is headed to auction, we file the motions, post the bonds, and execute the legal strategy to pause or overturn the sale. New Jersey's redemption laws give you rights most people don't know about.
Probate & Inherited Property
When a loved one passes and leaves property behind, the legal process can be overwhelming. We work with heirs and executors to resolve title issues, clear liens, and either preserve or sell the property for maximum value.
Sell As-Is on Your Terms
Need to move fast? We connect you with qualified cash buyers and structure deals that protect your equity. No repairs needed, no agent commissions, no waiting months for a traditional sale.
Foreclosure Timeline in New Jersey
Stage 1
Missed Payments
Grace period begins. After 30–90 days, default status triggers. Lender sends Notice of Intent to Foreclose via certified mail. You have 30 days to respond.
Stage 2
Lawsuit Filed
Lender files Foreclosure Complaint in Superior Court. You are served and have 35 days to file an Answer. No response = default judgment risk.
Stage 3
Final Judgment
If uncontested, lender requests Final Judgment. Court issues Writ of Execution authorizing sale. Property referred to County Sheriff for auction.
Stage 4
Sheriff Sale
Property is auctioned by the County Sheriff. Bidding starts at the judgment amount. If sold, a deed is issued to the winning bidder pending the redemption period.
Stage 5
Redemption Period
NJ law provides a 10-day Right of Redemption to repay the full judgment amount. If exercised, the sale is voided and the property returns to you.
Stage 6
Eviction
After redemption expires, title transfers. New owner files for Writ of Possession. Sheriff issues final lockout notice. Don’t wait until this stage.
